By using the Utilify website (utilify.io), MCP server, or API (the "Service"), you agree to these Terms of Service. If you do not agree, do not use the Service.
Utilify is a utility setup service that helps users find, compare, and sign up for utility providers (electricity, internet, gas, water, trash, and home services) at a given US address. The Service is available through AI agent integrations (MCP server) and a REST API.
Utilify is free for consumers. We earn revenue through affiliate commissions and referral fees from service providers when users sign up through our tracked links. You are never charged by Utilify.
Utilify has affiliate relationships with utility and service providers. When you sign up for a provider through a link provided by Utilify, we may earn a commission. This is disclosed in every response that contains affiliate links. Our recommendations consider fit, quality, and value — not solely commission rates.

Utilify exposes a public REST API at /api/* and a Model Context Protocol (MCP) server at /mcp, along with supporting discovery endpoints (/.well-known/mcp/server-card.json, /openapi.json, /.well-known/ai-plugin.json, /llms.txt). These are offered without authentication and without charge so that AI agents, developers, and automation tools can integrate Utilify on behalf of end users. Continued access to these endpoints is conditional on the following rules.
Permitted use. You may call the API and MCP server to:
Prohibited use. You may not, and may not assist or permit any third party to:
/go/*) directly rather than calling initiate_signup, or otherwise bypass the tracked signup flowRate limits. REST API endpoints under /api/* are rate-limited to 60 requests per minute per IP. The /mcp endpoint is subject to a comparable per-IP limit that may change without notice. Repeated violations may result in longer blocks, IP range bans, or termination of access.
Changes and reservations. Utilify may at any time, without prior notice: add, remove, rename, or change the signature of any MCP tool or API endpoint; introduce authentication, pricing, or usage tiers; change rate limits; require a formal partnership agreement for high-volume or commercial integrations; and block specific clients, IPs, or products that violate these terms or that Utilify reasonably believes may violate them.
No service-level guarantees. The API and MCP server are provided on an "as available" basis with no uptime, latency, accuracy, or data-freshness guarantees. Utilify does not commit to backward compatibility for unreleased or experimental endpoints.
Volume inquiries. If your product routes material agent-driven volume to Utilify (roughly 1,000 calls per day or more), or if you intend to build a commercial product on top of the Service, contact hello@utilify.io to discuss a partnership. Continued high-volume use without such an agreement may be treated as a breach of these terms.
Enforcement. Utilify may investigate suspected violations by reviewing server logs, request patterns, affiliate-network reports, and other lawful means. Remedies for violations include, without limitation: throttling, IP or account blocking, invalidation of affiliate commissions, clawback of paid commissions, termination of access, and legal action for fraud, trademark infringement, or breach of these terms.
The Utilify name, logo, website content, API design, and MCP tool definitions are the property of Utilify. Provider names, logos, and trademarks belong to their respective owners.
Utilify is provided "as is" without warranty of any kind. To the maximum extent permitted by law, Utilify shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service, including but not limited to incorrect provider information, failed signups, or service disruptions.
You agree to indemnify and hold Utilify harmless from any claims, damages, or expenses arising from your use of the Service or your violation of these Terms.
We may update these Terms at any time. Continued use of the Service after changes constitutes acceptance of the updated Terms.
These Terms are governed by the laws of the State of Texas, without regard to conflict of law principles.
