1. Who We Are
Utilify ("we," "us," "our") operates the utilify.io website and the Utilify MCP server and API (the "Service"). This privacy policy explains how we collect, use, and protect your information when you use our Service.
2. Information We Collect
When you use Utilify to search for and sign up for utility providers, we may collect:
- Address information — your new and/or current address, used to find available providers
- Contact information — name, email address, phone number, provided when initiating a provider signup
- Move details — move-in date, household size, home type (apartment, house, condo)
- Usage data — which tools you use, search queries, provider selections (without PII)
- Analytics data — pages viewed, referrer, approximate location (city/region from IP), device type, and browser, collected via Google Analytics 4. See Section 9 and Section 13 for details.
3. How We Use Your Information
- Service delivery — to find utility providers at your address and facilitate signups
- Affiliate tracking — to track referrals to provider websites (we share a click ID, not your personal information, with affiliate networks)
- Service improvement — to understand which tools and providers are most useful
4. What We Do NOT Do
- We do not sell your personal information
- We do not purchase consumer data from third-party data brokers
- We do not share your full name, address, email, or phone number with affiliate networks — only anonymous click tracking IDs
- We do not build consumer profiles for resale
5. Affiliate Relationships
Utilify earns commissions when you sign up for a service through our tracked links. When you click a signup link, you are redirected to the provider's website. The provider (not Utilify) collects your information to complete enrollment. Our recommendations are based on fit, quality, and value — commission rates may influence ranking among otherwise equivalent options, but never override user fit.
6. Data Security
We use industry-standard security measures to protect your information:
- All data transmitted over HTTPS (TLS 1.3+)
- Database encryption at rest
- Access restricted to authorized personnel only
- Regular security reviews
7. Data Retention
We retain your personal information only as long as necessary to provide the Service and comply with legal obligations. You may request deletion of your data at any time by emailing hello@utilify.io.
8. Your Rights
Depending on your location, you may have the right to:
- Access the personal information we hold about you
- Request correction of inaccurate information
- Request deletion of your information
- Opt out of any marketing communications

9. Third-Party Services
Our Service uses the following third-party services:
- Neon — database hosting
- Cloudflare — DNS, security, and hosting
- Railway — application hosting
- Google Analytics 4 — website analytics. Collects page views, referrer, approximate location, device, and browser. Data is processed by Google LLC. See Google's Privacy Policy.
- CJ Affiliate / Impact.com — affiliate tracking (receives click IDs only, not personal information)
- Sentry — error tracking (may receive anonymized technical data)
10. Cookies and Similar Technologies
We use cookies and similar technologies to operate the Service and understand how it is used:
- Google Analytics cookies (
_ga, _ga_*) — set by Google Analytics 4 to distinguish unique visitors and measure traffic. Typical lifespan: up to 2 years. Google Analytics 4 does not log full IP addresses in reports.
- Strictly necessary cookies — may be set to support core site functionality such as affiliate click tracking.
You can disable analytics cookies by installing the Google Analytics Opt-out Browser Add-on, or by blocking cookies in your browser. Disabling cookies does not affect the plans or pricing shown.
11. Children's Privacy
Utilify is not intended for use by anyone under 18 years of age. We do not knowingly collect information from children. Utility signups require legal capacity to enter into contracts.

We may update this policy from time to time. Changes will be posted on this page with an updated "Last updated" date.
